Overview: Caltha LLP conducted a Phase 1 Environmental Site Assessment for a multi-tenant office complex located near Minneapolis, Minnesota. This assessment was carried out on behalf of a nonprofit organization receiving the property as a donation. The main goal of the Phase 1 ESA was to determine whether any past uses of the property were considered “environmentally sensitive uses,” which might pose future liabilities that could diminish the value of the donation. The property’s documented history of use dates back to 1920.
The Phase 1 environmental assessment included a Tier I Vapor Encroachment Screening Assessment, performed in line with ASTM Standard E2600-10. This assessment identified several current and past vapor sources nearby and evaluated whether any of these sources could potentially pose a soil vapor encroachment risk to the property being assessed.
