Phase 1 Environmental Site Assessment (ESA)

Caltha offers Phase 1 ESAs at a very competitive cost for any site in any State. We also offer rapid response Phase I Environmental Assessments over selected geographic areas, including Minnesota, Wisconsin, Iowa, South Dakota, North Dakota, Nebraska & Illinois. In these areas, Caltha can often complete ESAs in approximately five business days, subject to availability and an added expedited ESA fee.

Note that in 2013, ASTM revised the Standard Practice for conducting a Phase 1 Environmental Site Assessment. As of November 2013, Caltha is using the new ASTM E 1527-13 method.

Phase 2 Environmental Site Assessment – Site Investigation

Caltha will conduct your Phase 2 Site Assessment or Limited Site Investigation. Caltha has conducted investigations of current and historic spills, leaking tanks, uncontrolled waste dumps, off-site source determinations. Caltha works with State agencies to obtain No Further Action letters, or other liability protections. Caltha conducts site cleanup projects and tank removals, and can take your project to completion.

Recently, the potential for soil vapor intrusion has become an important issue. Caltha conducts a Tier I Vapor Encroachment Screening Assessment (ASTM Standard E2600-10) with every Phase 1 ESA. If the potential for vapor encroachment can not be ruled out during the Phase 1, Caltha can conduct soil vapor testing during the Phase 2 investigation.

SBA Environmental Review, SBA Site Assessment
Since 2008, the SBA has required environmental review of all real estate loans; the level of investigation required will depend on a number of factors. Caltha is retained by SBA lenders, Community Development Corporations, and borrowers applying for SBA backed loans to conduct the environmental investigations required under SBA 504 Lending programs. This commonly is a Phase I ESA, a Transaction Screening Assessment, or an Environmental Records Search with Risk Assessment (RSRA).
